Rent & planning 5 minute read

Understand the cost before you compare.

Separate base rent, NNN and other costs, then ask for a clear written quote.

01 / The quoted rate

Start with the base rent.

First check whether the advertised rate is a monthly amount or an annual amount per square foot. Compare quotes using the same time period and the same definition of the space included.

When a rate is quoted per square foot per year

Annual rate × quoted area ÷ 12

= monthly base rent

This calculation covers the base rent only. If the quote already states a monthly rate, use that amount and ask which other charges apply rather than calculating it a second way from a different area figure.

02 / Additional charges

Ask what NNN covers.

NNN generally refers to a tenant’s share of property taxes, building insurance and common-area maintenance in addition to base rent. The proposed lease determines the actual expenses and responsibilities for the suite. Background: Institute for Market Transformation (PDF)

Ask whether the NNN amount is an estimate, how it is calculated, which period it covers and how later adjustments are handled. An estimated monthly figure is a planning number; it does not by itself establish a fixed charge for the full lease term.

03 / A current example

Keep the base rent and estimate visible.

Start with the figures shown on the suite listing, then request a written breakdown for your proposed lease.

04 / Your operating budget

Account for more than the rent.

Make a separate monthly-cost list and a one-time setup list. Mark each item as included, separate or still to be answered so an attractive headline rate does not hide an unanswered question.

Recurring costs to ask about

  • Base rent and any scheduled changes
  • Estimated NNN and adjustments
  • Electricity, water, internet and trash
  • Your business insurance
  • Cleaning, maintenance and service responsibilities

One-time costs to discuss

  • Any deposit or prepaid rent
  • Moving and equipment installation
  • Approved fit-out and signage
  • Service setup and connections
  • Any permits or professional reviews your use needs

These are questions to resolve, not a statement that every item applies to every Walkon suite. Discuss proposed deposits, guarantees and financial-document requests with the leasing team and your advisors before committing.

05 / The next conversation

Request a clear written breakdown.

  1. Identify the exact suite, included premises and area used for the quote.
  2. State your intended business use, desired start date and proposed lease length.
  3. Ask for base rent, the current NNN estimate, separate charges and any planned changes during the term.
  4. Confirm the expected handover condition, who handles fit-out and when rent would begin under the proposed terms.
  5. Review the written proposal and lease with your advisors, including any renewal terms and notice requirements.

Our first inquiry form is for your business needs and contact details. Keep sensitive financial documents out of the form; ask our team for the appropriate process if they are requested later.
