How leasing works

Know the space.
Understand the lease.

Straight answers about flex space, monthly costs and the steps from your first inquiry to move-in.

From inquiry to move-in

A clear next step.

  1. Tell us what you need

Choose a size and area, then share your business use, must-have features, timing and budget.

  2. Review the fit

We discuss possible suites, permitted use, practical requirements and expected delivery.

  3. Tour & compare costs

See a current space or review a future layout, then request base rent, estimated NNN and separate costs.

  4. Apply & agree terms

Use the secure application process and review the written proposal and lease with your advisors.

  5. Confirm handover

Agree the move-in steps, access, required payments and insurance, then check the suite condition.

Submitting a brief does not reserve a space or commit you to a lease.

Leasing FAQ

Rent, NNN & your budget

Start with what you will pay each month.

What does NNN mean?

NNN means “triple net”: your share of property taxes, building insurance and common-area maintenance, paid in addition to base rent. The lease spells out which expenses apply and how your share is calculated.

What is common-area maintenance?

Common-area maintenance, often called CAM, covers the shared property expenses assigned to tenants under the lease. Ask for an itemized estimate and the responsibility for items such as landscaping, shared drives and parking areas.

Is the advertised rent my total monthly cost?

No: “plus NNN” means the base rent and NNN are separate charges. Electricity and water are submetered and billed separately; ask for an itemized quote covering other services, insurance and lease costs.

Can estimated NNN change?

Yes, an estimate can change as the underlying expenses change. Ask how the lease handles annual estimates, reconciliations and any limits or exclusions.

How do I compare a monthly rent with a rate per square foot?

For an annual rate per square foot, multiply the rate by the quoted suite area, then divide by 12 to get monthly base rent. Add the NNN estimate and other separate costs to compare the full budget.

Why does a concept show a “From” price?

The starting price comes from the lowest-priced current suite in that size category and may refer to a different size than the illustration. Read the named suite and area beside the price, then request a quote for the exact space you want.

Can the asking rent change before I sign?

Yes, asking rents and availability can change. Request a written proposal for your suite and review any price-expiration date, rent increases and other terms before signing.

What deposit or personal guarantee will I need?

Deposits, prepaid rent and any personal guarantee are considered as part of the individual application and proposed lease. A person reviews those terms with you; discuss the obligations with your legal and financial advisors before agreeing.

Leasing FAQ

Choosing the right space

Match the layout to an ordinary day in your business.

What is a flex suite?

A flex suite combines workspace or storage with office space in one premises. Many Walkon concepts put the shop floor downstairs and a mezzanine office upstairs; the Micro concept is one level.

Does the square footage include the mezzanine?

Where a suite has an upper floor, its listing separates the ground-floor and upper-floor areas and identifies the total. Compare the ground-floor space you actually need for equipment and stock, then review the exact premises and area basis with the leasing team.

How should I choose a size?

List your equipment, inventory, people and deliveries, including the room needed to move between them. Use our size categories to start, then compare the actual layout and floor-by-floor areas of a specific suite.

Can I combine suites or request a different layout?

Tell us the area, layout and timing you need so we can review the options for a current or future location. Combined suites and changes depend on the site, design, approvals and lease terms.

Is my business allowed in these spaces?

Tell us what you make, store, sell or do on site, including customer traffic, deliveries, noise and any special materials. We will review the intended use against the property restrictions and applicable requirements; a concept image does not establish permission for that use.

What are the door size, clear height and electrical service?

Check the specifications on the individual suite page and bring your largest vehicle, equipment and electrical requirements to the tour. Ask us to confirm the usable door opening, height below obstructions, voltage, phase and available capacity for your operation.

How much parking and loading space is included?

Parking and loading arrangements are specific to the suite and the lease. Confirm assigned spaces, visitor and delivery access, turning room and any restrictions before making plans for vehicles or trailers.

Is the warehouse air-conditioned?

Cooling coverage varies by suite, so ask which areas have HVAC and what equipment serves them. We will review your operating needs and the maintenance responsibilities in the proposed lease.

Can I request a yard, loading dock, shower or storefront?

Yes, include these features in your space brief and mark the ones your business cannot operate without. We will review them for the location; selecting a feature is a request, not a promise that it is included.

Can I install equipment, signage or make changes?

Describe the work you need before agreeing to a suite. Any changes, approvals, permits, costs and responsibility for restoring the space should be addressed in writing.

Leasing FAQ

Pre-leasing & delivery timing

Start the leasing conversation before a new location opens.

What does “Now pre-leasing” mean?

We are taking leasing inquiries and discussing space requirements for a future project before it is ready to occupy. We will review the proposed suite, price, delivery timing and lease terms with you as that project develops.

Can I start leasing a future space now?

Yes, send a brief with your preferred area, size, use, features and move-in window so we can discuss a proposed space. Any reservation, delivery obligation or lease commitment must be set out in a separate written agreement.

Is a target delivery date a guaranteed move-in date?

No, a target describes the current schedule rather than a guaranteed handover. We will confirm the applicable timing, delivery condition and rent-start terms for your proposed lease.

Does “Available now” mean I can move in today?

“Available now” means the space is being offered for lease; construction or fit-out may still have a separate occupancy target. Check the suite’s timing and confirm its readiness and handover date before arranging a move.

Why do future locations show a general area?

The map helps you compare corridors and tell us where your business needs space. Exact premises, site layout, available features and delivery terms are reviewed during the leasing process.

Will my suite look exactly like the rendering?

Renderings illustrate possible layouts, finishes and business uses. Review the specific suite plans, actual photos and written delivery condition before committing.

Does a brief or Notify me signup reserve a suite?

No, submitting a brief or signing up for updates does not reserve a space or commit you to a lease. A brief starts a leasing conversation, while Notify me requests updates for the area or size you selected.

Leasing FAQ

Tours, applications & the lease

Know what happens next and what to bring.

How do I arrange a tour?

Use the tour page or call (512) 213-0664 and tell us the property or suite you want to see. We will confirm the meeting point and whether the space is ready for a visit.

What should I bring to a tour?

Bring equipment dimensions, electrical needs, a rough layout and your preferred start date. Be ready to discuss staff and customer numbers, delivery vehicles, parking and your monthly budget.

What happens after I inquire?

Our leasing team reviews your business use, space requirements, timing and budget, then discusses possible matches and open questions with you. If a space fits, the next steps are a tour or layout review, a written proposal and an application.

What information is needed for an application?

The reviewer will explain what is required for the business and proposed lease, which may include business history and financial information. Keep financial statements, bank details and identity documents out of the general inquiry form; request the secure application process.

Will there be a credit check?

The leasing team will explain any proposed credit review, information request and required authorization before proceeding. Approval is a human decision based on the application and proposed lease, not an automatic website decision.

What lease lengths are available?

Ask for the lease lengths available for the specific suite and your timing. The proposed lease should also explain rent changes, renewal options and any notice deadlines.

Can my broker work with Walkon?

If a broker is representing you, include their name and contact details with your inquiry. Our leasing team will confirm how to coordinate the search and any applicable broker arrangements.

When do I sign and when does rent start?

Review the final suite, permitted use, costs, delivery condition and lease terms before signing. The signed agreement determines the rent-start date and any conditions for delivery; an inquiry or target date does not.

What needs to happen before move-in?

Confirm the handover date, required payments and insurance, utility arrangements, access instructions and any approvals your business needs. Walk the suite with the team and record its condition and any remaining items before moving equipment in.

How do maintenance and renewals work?

At handover, ask for the maintenance contact, the reporting process and the responsibilities assigned by your lease. Keep renewal and notice dates from the signed lease on your calendar and contact the team before those deadlines.
